The first important thing to understand is that there is no such thing as a standard exceptional apartment, but rather a very broad diversity of apartment types: “They can range all the way from an artist’s studio to an architect-designed house, a liveaboard barge, a blank canvas project for renovation, a converted attic or – of course – a loft apartment”, explains Julien Haussy.
An exceptional apartment: it’s not the bottle that matters, but the effect of its contents
Loft, duplex, terrace apartment, artist’s studio… exceptional apartments stand out from conventional properties in so many ways… A terrace offering a 360° panorama of the city, a huge glass roof, a quarter-turn or spiral staircase, a planted inner courtyard, exposed beams or exceptional ceiling height are all details that can make an otherwise standard property exceptional.
So exceptional apartments include the loft with its open space, the duplex and its multiple levels, the liveaboard barge and the artist’s studio. And although such homes are relatively rare, they don’t have to be unaffordable. According to Julien Haussy, around 20% of the homes offered by Espaces Atypiques are priced at under €300,000. Depending on the services provided, you could secure an architect-designed apartment in a former factory near Paris for €1.3 million, or a loft-style canut (former workshops and homes to silk weavers in Lyon) for under €300,000.
